2. Has experience with your price point for rental properties.  

Average price point really matters.  Don't go with a company that has an average rental price way higher or way lower than yours.  By going with a company that has experience in your price point, they will know how to manage this type of home and forge relationships with these types of tenants.  

Tenants of higher end homes have higher expectations and your property manager needs to be able to meet these tenants' needs.  A happy tenant is a paying tenant. And a paying tenant makes for a happy landlord.  

3.  Has experience in your area of Anne Arundel County.  

Does your property management company really know your area in Anne Arundel County? Have they worked there before? Do they know the HOA rules and the specifics of your community?  Believe me, it matters.  Every area has its own quirks, HOA rules and community expectations.

In Anne Arundel County, many incoming tenants are Department of Defense contractors, IT specialists, medical personnel at the local hospitals, other government workers, and more. Often, when I am ending an initial phone call with a prospective new client, I hear them sigh on the phone. They are calm, they are at peace and they feel good about the call. As a logical thinker, I tell people to weigh the pros and cons, think objectively and view our relationship as a business relationship.  

However, sometimes, the emotional side of the brain just kicks in and, at the end of the day, you will either feel good about your relationship with your property manager or feel "not quite right".  You need to trust your property manager, you need to feel good and you need to feel calm. You need to know that in your absence, your investment property, your finances and your reputation are being managed to your standards.
